Rental Conditions for guests booked through UtoStuga

To confirm your booking we ask you to pay a deposit of 20% of the total rental price as stipulated in the booking confirmation.

The remaining 80% of the total rent is to be paid 30 days before arrival.

If we have not received your deposit within that time, your booking will be cancelled.

We will send you a confirmation e-mail when we receive the money on our account. If possible, state the booking number and which house you are referring to. Please note that we will share your booking details with the owner of the property you are renting. "With my reservation, I agree that UtoStuga will save my information for communication purposes on account of the reservation." No account information is shown when paying to UtoStuga. When booking in advance for nextcoming years, other rules apply. The whole amount must be received 3 months prior arrival. No refunds, except deposit and extras, if you want to cancel. If you or we can find someone else suitable and who can be accepted for the same the booking, a refund may be possible.

Return of deposit
After departure and approved checkout, an email will be sent with a request for bank details for the refund of the deposit. Swish is also approved in the Nordic countries. The bank details will be deleted from the server as soon as the payment has been processed. The landlord will receive a copy of the booking confirmation with your booking and personal information.Personal information remains in UtoStuga booking system.

Rental conditions:

Arrival: Sunday at 14:00 hours (2 PM) - unless otherwise confirmed.

Departure: Sunday at 11:00 hours (11 AM) - unless otherwise confirmed.
Both you and we are committed to this rental contract as soon as we have confirmed your booking and you have paid your deposit (or the full rent).
You are not allowed to be more people than stated in the house.
If anything changes, please let us know as soon as possible. 
Smoking is not allowed inside the house. Dogs are only allowed in a few houses with their own bedding.
No camping is allowed. No sleeping bags are allowed. Linen with shower towel can be rented prior to arrival. Shower towels are not to be used on the beach.


20% of the total rent (incl. rental of bicycles, kayaks, linen, end cleaning etc) is to be paid as stipulated in the booking confirmation. This amount will be deducted from the total rent which you have to pay at the latest 30 days before arrival. Be sure to check that you pay for the bank fees. If we have not received your payment within one week, (10 days abroad) the booking will be cancelled. The remaining 80% of the rent must be paid 30 days before agreed arrival date. If you have booked less than 60 days before the agreed arrival date, the full rent must be paid immediately. Date of payment is the day we have the money on our account. Please note booking number and name of the house.


If you cancel one week or less before arrival, no money will be paid back.
If you cancel less than 60 days before your agreed arrival date, you will pay 90% of the total rent. The remaining 10% will be reimbursed to your bank account. 
If you cancel more than 60 days in advance, we will reimburse you the full amount. 
You have the right to put someone else in the house for no extra charge, if you are unable to come yourself, and when this is approved by UtoStuga and the landlord. If someone else stays in the house in your place, you must tell us this before the agreed arrival date. For longterm stay, see booking rules.

Cleaning & misc.

If the house is not cleaned when you arrive, you must say so immediately to us so we can remedy it. You will be held responsible for the cleaning when you leave. You must clean the house properly before you leave (incl. vacuuming and washing floors (also under the beds), emptying all rubbish, cleaning the kitchen (incl of the oven), sponging down the shower / bathroom etc.). Detergent and cleaning materials are in the house.You can order end cleaning when booking if you do not wish to do this yourself. If you have ordered cleaning, you will still need do the dishes and beddings.
Otherwise you must properly clean the house before you leave.
If there is a dishwasher, start it, but you do not have to wait for it to be done..
If you have not properly cleaned the house before departure, we will keep the deposit.
